If you need to sell your home, the most important part of the process is pricing your home to sell.  This is a buyers market and your home must be the best deal compared to other homes in your community.  Do not price your home high with the possibility of reducing the price later.  The longer your house is on the market, the lower your offers will be.  Lenders will appraise your house.  If the appraisal does not match your price, the buyer may not be able to afford your house.  Buyers are not interested in how much you paid or how much you need.  If your home is not the best deal and you do not need to sell now, then do not sell your house.  If you do need to sell, let me do the work while you sit back and relax.
